Seven-story apartment building planned on Fergus Avenue near Weber Street East


KITCHENER — A seven-story apartment building is proposed on Fergus Avenue near Weber Street East, adjacent to another set of stacked townhouses.

The high-density project is expected to sit on a 0.39 hectare rectangular property at 142-146 Fergus Ave.

Two detached homes, one with a garage, located on the narrow property will be demolished for the development, said Kitchener senior planner Brian Bateman.

The developer, a Kitchener numbered company, is requesting an official plan and zoning by-law amendments to construct the seven-story apartment building on a two-story podium. The tower will have 78 one and two bedroom units.

The area is designated as low-rise residential and current zoning allows for three stories, Bateman said.

The developer is looking for mid-rise residences with reduced setbacks and an increased floor area ratio of 2.3. The floor area ratio is the measurement of the total floor area of ​​the building relative to the land on which it sits.

The proposal offers 89 parking spaces, including 23 visitor spaces, five barrier-free spaces and 51 bicycle spaces.

A portion of the land fronting Fergus Avenue will be dedicated to the park and serve as a neighborhood park, Bateman said.

“The proposed development will provide new housing that is denser than the surrounding low-rise residential community, making efficient use of municipal infrastructure and increasing use of existing public services, including public transit, parks, trails and public transport. ‘school without new land consumption’, said the report prepared by the developer said.

The area features high-density housing with townhouses stacked nearby and upcoming condo towers on Weber Street.

At the end of the street is Hush Towns and Flats, a residential complex of townhouses stacked with a four-story apartment building, near Emmanuel Bible College.

To the north of the property is Woodlawn Cemetery and adjacent to the grounds is Fergus Place Retirement Home.

At the intersection of Weber Street, construction of Elevate Condos is underway, consisting of two 15-story buildings and two 12-story buildings.

Bateman said planning staff have contacted the nearby community and a review of the application is underway. A public meeting will take place.
