Residents can design and build their own homes in Ebbw Vale

FAMILIES will have the opportunity to design and build their own homes in Ebbw Vale if plans for a development are approved by county planners.

A preliminary planning application has been made to Blaenau Gwent County Borough Council by Merthyr Tydfil-based construction company Jones Building Ltd to construct 13 houses on land in Cemetery Road, Ebbw Vale north of the town centre.

Planning applications discuss whether the principle of development on a piece of land is acceptable or not.

If permission is granted, a further detailed planning request must be agreed with the planners.

Agents of Jones Building Ltd, CLC Building Consultants, explained the proposal in a design and access statement.

Cemetery Road website

CLC said: “The site was originally purchased with a view to developing a housing scheme with a variety of house types.

“The proposed development will consist of 13 individual dwellings in generously sized plots – these will be offered for sale on the open market for self-build.”

This will happen once all the necessary infrastructure has been built on the site.

Once this happens, plot buyers are expected to produce their own designs for homes which will need to include “appropriate levels” of parking provision.

CLC said: “Overall the facades will face Cemetery Road.

“The site will create its own atmosphere because it is closed.

“This is an opportunity to develop individual sustainable homes with designs from each family to deal with global warming.”

In the past, a railway line crossed the site as well as a creek, which is a “deep surface culvert”.

Standing water from the nearby road flows into the culvert.

The document suggests that a “rain garden” could be built to deal with surface water problems.

Prior to any construction work, another Sustainable Drainage Application (SuDS) will be required, indicating how surface water will be treated on site.

A decision on the request is expected by June 28.
